Show Cause Notice Issued; Occupancy Certificate Withheld as GHMC Alleges Material Misrepresentation in Raj Bhavan Road Project
Hyderabad | July 8, 2026 News Story: A major controversy has erupted around a luxury high-rise project developed by Pradeep Constructions in Hyderabad after the Greater Hyderabad Municipal Corporation (GHMC) initiated proceedings to cancel its building permission over alleged violations linked to Full Tank Level (FTL) land.
The project, owned by Pradeep Reddy Badvelu, is a multi-storied group housing complex comprising two towers with two cellars, a stilt floor, 17 upper floors, and a clubhouse, located on Raj Bhavan Road, Somajiguda, near The Park Hotel and Necklace Road.
According to the GHMC, the land on which the project has been constructed is under serious dispute, with allegations that parts of the building fall within the FTL area. Acting on these findings, the civic body has issued a Show Cause Notice under Section 450 of the GHMC Act, 1955, proposing cancellation of the building permission.
The notice alleges that the developer obtained approvals through material misrepresentation and suppression of crucial facts during the permission process.
In another significant setback for the builder, the Occupancy Certificate (OC) has not been issued, and GHMC has officially kept the OC application in abeyance until the ongoing proceedings are completed.
The action has sparked concern among prospective homebuyers and investors, as the future of the premium residential project now depends on the outcome of the GHMC inquiry
